I have no plan to swim into every cave on the Copper Coast, and no plan to subject you all to every one. But we have almost covered all the most interesting ones that I?ve swam to date: Some are obviously above high water mark and inaccessible, and some are too small, and there are sooo many.?Some always seem to catching swell and/or aren?t safe when I visit them, especially on the lengths of coast where I swim less. But I do swim into anything big or interesting looking. And when I think I?ve seen them all, I discover something new. In fact, after I wrote this (a couple of months before it was posted), I swam into another big cave, and through another large arch.

Swimming from Kilfarassey with a trip out to and around Burke?s Island first (because that?s what I normally do) can mean a 40 minute swim to get to Sheep island. Or sometimes, if you are going around high tide to get access to some of the arches, you are swimming east against a tidal current and it can take 50 minutes, (as it did recently), passing some of Mick O?Meara?s?seapaddling.com?kayak day-trippers. Halfway across Kilfarassey Bay.

There they are, clambering around the rocks out on Burke?s Island with their kayaks pulled up, feeling like adventurers, when next thing some lunatic in an orange cap swims past. ?I?ve seen the What-The-Hell look on their faces. Mick recently set a new Irish Sea kayak record by the way. (Ironically, we?ve yet to meet, though we must pass each other regularly in the water, and my car is often parked beside his van at Kilfarassey). There?s a tunnel in the promontory inside Sheep island that I?d looked at last year, that had grown longer and narrowed in my imagination, you can see it in both pictures above on the right-hand side. (Notice the reefs around the exit). When I finally swam back to it after circling Sheep Island, swimming from the west outside and around to the east, I realised it was actually only about 30 metres long and quite wide, two to three metres. But I swam through it anyway. :-) Swimming though the tunnel . The promontory itself is also separated from the cliff and is like a giant Swiss cheese with a few large tunnels though it, most above high tide, though one or two are accessible to swimmer or kayak on a high spring tide. Those I swam last year, and are amongst the least interesting, partly because they are so large much of the sense of adventure is lost. When I?d swum around Sheep island, I was swimming in among the rocks, looking for channels when I caught a glimpse of blue sky ? through the rocks. I swam closed and discovered another tunnel, through Sheep Island itself. Unlike the other tunnel, this was narrow and crooked. Attempting the Sheep Island ?narrowest arch? from the east video. I made an ?exploratory probe? into it, and discovered the other end was narrower, very narrow. It wasn?t safe so I exited. Back through the channel between the island and to the west side of the island for a look from there. Everything happens slowly when you are swimming. On that side I discovered the tunnel was partially hidden behind a low reef. ?There were also reefs almost touching the surface, which by now was only about an hour past high tide. I made two attempts to get in. There was a barnacle-covered rock just under the surface. Surges of water seemed amplified coming over the outside reefs, the walls were right beside me.

Each time I abandoned and went back. On the third attempt I stood on the sub-surface rock, the gap only a metre away,, and, what added to the difficulty was that it was slightly less than shoulder width and with a slight bend. Back I went again, before I decided this might be my last (or only) chance this year. I didn?t want to wait till next year. I was willing to risk some skin. I was going through. It was too narrow to film, the thing was to be decisive and move quickly. I managed to make it around the subsurface rock in a lull. Then I had to duck under water surface to avoid?the dropping drop of the side. It was a three metres or so of difficulty before I made it into the wider stretch. I was through, the Sheep Island tunnel, by far the most difficult, was done on the fifth attempt (from both sides). ? Oh, and also on this little expedition I swam into a channel where jellyfish polyps were releasing, small jellies, some only 1 cm in diameter. ? ? Attempting the tunnel from the west. I had quite a number of cuts and grazes, the worst on my hand and my back. Totally worth it.

When I got back the beach after another 30 minutes, about two and a half hours after I left, the normally deserted Kilfarassey beach was inundated with people.

It was still bright and sunny, unusual this summer, so a good day for cliff walking.

Looking carefully, a couple of kayakers could still be seen paddling through the reefs out at Burke?s.

What produces all these great caves and arches is the interaction of the punishing Atlantic storms with the Old Red Sandstone of this coast.

In the couple of years since I?ve begun haunting Kilfarassey, the cliff edge has retreated one to two metres in a couple of places, with only short sections left of the old stone cliff top wall.

I took this image on the left last year, but that stretch of wall is now sadly gone. New electric fence installed within the last year is only a metre from the cliff edge and will surely need to be moved again within another two years. Oh, why are there electric fence by a cliff you ask? Cows. We have them. Lots of them.

Almost all the early summer thrift?were faded, only a few stalwarts left on sentry duty.

Iraq says signs contract for 18 F-16 fighter jets

BAGHDAD (Reuters) - Iraq has signed a new contract to buy its second set of 18 F-16 fighters from the United States, part of a deal to purchase 36 of the jets to rebuild its air force, Iraq's acting defense minister said on Thursday.

Baghdad signed an initial deal for the first set of 18 jets in September last year valued at roughly $3 billion and those aircraft are scheduled to be delivered by September 2014 with the second batch due four years later.

"We signed the contract ... The (new) contract is no different from the first contract in terms of the technical and financial details," acting Defense Minister Sadoun al-Dulaimi said after a meeting U.S. officials in Baghdad. "This handover will be finished in 2018."

Duliami said Iraq was also talking with U.S. officials about buying air defense systems and Apache helicopters.

A U.S. embassy spokesman in Baghdad said the U.S. government had presented Iraq with a letter of acceptance for the second set of fighters and were awaiting confirmation of agreement.

"The United States would welcome Iraqi acceptance as another important step in our growing bilateral security assistance relationship," the spokesman said.

Iraq has had no real air force since the 2003 U.S.-led invasion that toppled Saddam Hussein. Washington has signed around $12 billion in recent arms deals with the Iraqi government to build up its armed forces.

Baghdad, which has also signed military contracts with Russia and the Czech Republic this month, says it will not be able to defend its airspace until 2020.

The new U.S. deal and the purchase Czech jets come as Iraqi Prime Minister Nuri al-Maliki faces pressure from Washington to prevent Iran transporting arms through Iraqi airspace to help Syrian President Bashar al-Assad.

Venture-capital investments in state sag for third quarter | Business ...

Venture-capital investment in Washington companies sagged in the third quarter, according to a report to be released Wednesday by research firm CB Insight.

The state logged 24 deals last quarter totaling $132.49 million, the firm reported, down from 32 deals and $312 million in the second quarter.

Information technology continued to dominate the local venture-funding landscape, with Internet and telecommunications (including mobile) companies receiving the most attention and cash. Mobile and telecommunications companies got about $33 million in four deals during the quarter, while Internet companies received about $22.5 million in seven deals.

Healthcare was the state?s other significant venture sector, with six deals totaling about $18.5 million.

One of the largest local deals last quarter involved Seattle-based Impinj, which makes chips for ultra-high-frequency radio ID tags. In July, the company canceled its dormant IPO filing, instead raising about $24 million privately.

Other significant recent deals include Seattle-based Discovery Bay Games, which raised $15 million in August; Redmond-based Kymeta, a spinout of Intellectual Ventures, which raised $12 million in August; and cloud-computing company Tier 3 of Bellevue, which raised $10 million last month.

Just over half of the Washington deals last quarter were early-stage, though they only took about $50 million altogether. That was the smallest early-stage share in the past five quarters, according to CB Insight?s data.

So far this year, according to CB Insight, there have been 84 venture deals in Washington worth a total of $650 million.

The CB Insights report is one of several to track the somewhat opaque world of venture capital. PricewaterhouseCoopers and the National Venture Capital Association produce the ?MoneyTree Report?; Dow Jones VentureWire conducts its own survey.

Nationally, the firm reported 835 venture deals worth a combined $7.45 billion, down from 812 deals worth $8.1 billion in the second quarter. The smaller average deal size reflected what CB Insights called ?an insatiable VC appetite for making small seed investments in fledgling companies.?

Washington ranked sixth among the states in number of venture deals last quarter and ninth in their dollar value. California, as always, was far ahead of everyone else, accounting for 366 deals and more than half the quarter?s total venture investment. While 2012 deal volume through the third quarter is running ahead of last year?s pace, the total funding level is down about $1.6 billion to date.

?Overall, 2012 looks like it will be a down year for VC funding relative to 2011, barring a freakish fourth-quarter rally,? the firm said in its report.

ScienceDaily (Oct. 17, 2012) ? Leaves of the plant that yields carob -- the substitute for chocolate that some consider healthier than chocolate -- are a rich source of antibacterial substances ideal for fighting the microbe responsible for listeriosis, a serious form of food poisoning, according to a report in ACS' Journal of Agricultural and Food Chemistry.

Nadhem Aissani and colleagues explain that the increase in antibiotic-resistant bacteria has fostered a search for new natural substances to preserve food and control disease-causing microbes. They cite a need for new substances to combat Listeria monocytogenes, bacteria that caused food poisoning outbreaks in a dozen states with three deaths so far this year. Carob has attracted attention as a potential antibacterial substance, but until now, scientists had not tested it against Listeria. Carob may be best-known as a substitute for chocolate that does not contain caffeine or theobromine, which makes chocolate toxic to dogs.

Their report describes tests in which extracts of carob leaves proved effective in inhibiting the growth of Listeria bacteria growing in laboratory cultures. Further, it offers a possible explanation for the antibacterial action. The results were promising enough for the scientists to plan further tests of carob extracts on Listeria growing in meat and fish samples.

Usually PH2 kicks off with MotoGP, but after the Japanese GP at Motegi we have to give a huge congratulations to Brit Moto3 rider Danny Kent. First pole followed by first win and to top it all off not only did he sign for the Tech 3 Moto2 team he did it all at Honda?s home track. Top work young man, let?s hope that Tech 3 can turn around the chassis over winter to give Danny a competitive bike. MotoGP? Well what can you say? A hobbling Stoner made a reappearance at Japan but was unsurprisingly off the pace. Not only did this hamper his pace, it meant that he couldn?t challenge Lorenzo and therefore help his team mate Dani Pedrosa close the championship gap. A shame for the tiny (and usually miserable) Spaniard as well as race fans as Lorenzo looks like he is happily trailing Pedrosa home to get the points and therefore the championship. And who can blame him for that?

The Motegi MotoGP race followed form ? Lorenzo and Pedrosa hit the front, Lorenzo leads, Dani passes mid-race and Jorge happily follows him home. Behind them Bautista, Cal, Bradl and Dovizioso were squaring up for what looked like a decent scrap after Ben Spies? dismal 2012 season continued with an early exit. After stalking Bautista and sticking in some fierce moves in the closing laps, Cal looked on for his second podium of a cracking 2012 until disaster struck on his last lap and he ran out of fuel. Gutting, especially for his final points standings.

Moto2 and how the hell did Marquez not get nailed on the grid when he neutralled his bike on the line? Scary moments for everyone including the usually super cool Spaniard. But there is nothing more dangerous than a fired up Marquez and within a few laps he went from nearly last to top ten. At the front Scott Redding was giving it his all as usual but looked like he was struggling to hold the pace while Bradley Smith was forced to retire. Despite a comfortable championship lead, Marquez only knows one way to ride and with Pol Espargaro (his only title challenger) ahead the Spaniard still risked all to take the win. A lead of 53 points with 75 left to play for, the title is all but Marquez?, although that?s what it looked like last year?

Moto3 and once again great work Danny Kent. With six bikes all challenging for the lead, Kent hit the front at the right time after a cracking bit of last lap carnage. Would he have stuck behind his team mate and championship leader Cortese with the chance of a maiden win? Happily Danny didn?t have to make that decision and led Vinales home to take the flag while Cortese remounted to get a seriously angry sixth ? dry your eyes son, you are still odds on for the championship.

Wilson leads Seattle past Patriots 24-23

SEATTLE (AP) ? Tom Brady and the best offense in the NFL got upstaged by an undersized rookie.

In the final minutes, it was Russell Wilson and the Seattle Seahawks making all the big plays.

Wilson found Sidney Rice behind the secondary for a 46-yard touchdown with 1:18 remaining, and the Seahawks rallied for 14 points in the final 7:31 to stun the New England Patriots 24-23 Sunday.

The matchup between the Patriots' No. 1 ranked offense and Seattle's No. 1 defense instead turned in to a starring performance for Wilson, and a shocking rally.

Wilson hit Braylon Edwards on fourth down for a 10-yard TD to get the Seahawks within 23-17. After a pair of holds by Seattle's defense, Wilson found Rice streaking open on a double move for his third touchdown pass of the game. Steven Hauschka's extra point gave Seattle (4-2) the lead with 78 seconds remaining.

Brady had a final chance to make up for all the opportunities the Patriots (3-3) squandered. Starting at his 20 with 1:14 left, Brady missed Brandon Lloyd, then was sacked by Jason Jones, the first sack all day by Seattle. His pass for Aaron Hernandez, back after being out since Week 2 with an ankle injury, was incomplete, and Wes Welker was stopped short on fourth down.

That gave former Patriots coach Pete Carroll one of his biggest pro victories.

Wilson finished 16 of 27 for 293 yards, the best day of his young career. He added Brady to an impressive list of quarterbacks he's topped this year: Tony Romo, Aaron Rodgers and Cam Newton.

Brady finished 36 of 58 for 395 yards and touchdown passes of 1 yard to Hernandez and 46 yards to Welker in the first half. Welker had 10 catches for 138 yards, his fourth straight game over 100. Brady topped 300 yards passing for the 49th time, but was intercepted in the second half by Richard Sherman and Earl Thomas after going 179 attempts without being picked off. Qatar FM calls on UN to back Syria rebels

TOKYO (AP) ? The United Nations should move quickly to assist rebel forces in Syria with arms and funding, and should support a no-fly zone to protect civilians caught in the middle of the country's escalating civil war, Qatar's foreign minister said in an interview Friday.

Khalid Bin Mohammad al-Attiyah said Qatar is providing rebels fighting Syrian President Bashar Assad's forces with food, medicine and clothes. But he denied reports his country is funneling arms to the rebels, and said getting them the heavy arms they need to fight Assad's well-equipped military would require unity from the international community that has not yet materialized.

"If we leave Syria further, we will aggravate the situation more and more," he said. "Fanatics will emerge. ... We should not leave it until a stage where, God forbid, somebody calls for jihad, and then we cannot stop people coming from all directions."

Qatar and Saudi Arabia have led Arab calls for an international effort to arm and assist the rebels. Both are key regional players and are believed to have channels through which they could funnel weapons to the rebels. But al-Attiyah said Qatar is not doing so, directly or indirectly.

"This we cannot do unless we have the blessing of the United Nations or our allies ? the U.S.A. or European allies," he said in an interview with The Associated Press during a visit to Tokyo on Friday.

Unified support from the international community has been elusive because fears that more arms thrown into the mix could push Assad to launch even more desperate attacks against his people, or that the weapons could fall into the hands of terrorists. Further, U.N. Security Council members Russia and China oppose intervention, while the United States has been cautious to take risks ahead of next month's presidential election.

Al-Attiyah said that while the rebel forces remain fractious ? his country is set to host a meeting of the Syrian National Council opposition leaders next week ? there is enough intelligence to determine which groups should be bolstered.

"I think if the international community, led by the United States, decided that they will supply means of self-defense to the Syrian people, I think with their advanced intelligence, they know who is who by now," he said.

To further protect Syrian civilians, al-Attiyah said, Qatar supports the creation of a buffer or no-fly zone, another idea that has stalled because of fears that the foreign countries called on to enforce it could be drawn into a broader war that would add to regional instability.

In the meantime, he said, arms are already flowing into Syria to prop up Assad.

On Thursday, Turkey said a Syrian passenger jet it forced to land en route from Moscow to Damascus was carrying Russian ammunition and military equipment destined for the Syrian Defense Ministry.

Russia and Syria deny anything illegal was aboard the Airbus A320 intercepted over Turkish airspace late Wednesday.

"The whole world sees who is supplying Syria with weapons," al-Attiyah said.

The Sony Vaio Duo 11 has a folding design that puts the screen at a fixed angle in laptop mode. It's a strangely limiting choice, which also leaves no room for a touchpad.

Sony is joining the Windows 8 world, upgrading its Vaio PCs to run Microsoft's new OS while throwing in a couple of surprises. Besides the unusual Tap 20 "portable" all-in-one, the new Vaio line includes a notebook/tablet hybrid and updates to existing Vaio lines.

The Vaio Duo 11, which Sony first unveiled in August, is a folding hybrid, but with an odd twist: You can only position the screen in two different ways: either flat over the keyboard or at about a 60-degree angle. That's it -- you can't position the screen at any other angle when working with the keyboard.

While the PC has some nice qualities -- including an 11.6-inch screen, an easy-to-carry weight of 2.84 pounds, and a supplied stylus -- the design choice is strangely limiting and may alienate some users.

The Duo 11's design also creates another limitation: Since the screen's "SurfSlider" folding mechanism positions the base of the screen right above the function keys, there's no room for a touchpad. Instead there's a kind of touch-nub thingie, similar to what Lenovo includes on its ThinkPad laptops.

The Vaio's nub is actually much nicer to use, although I'd still prefer a touchpad. Not to mention more room between the keys and the screen. Otherwise the Duo 11 is a fine Windows 8 machine, though as designed it's definitely more tablet than notebook. It starts at $1,099.

Sony is updating its existing Vaio lines to Windows 8 as well. The bargain E Series also adds a 17-inch model with a full HD display, starting at $729.99. The T Series Ultrabooks now sport touch screens, and Sony is adding a 14-inch model for $669.99. The S Series, which ranges from $799.99 to $1,199.99, is getting the Windows 8 treatment as well.

Finally there's the L Series all-in-one PC, which gets a 10-point touch screen as well, and starts at $1,199.99

Our innovative enterprise software client needs a long-term contract Technical Writer to create reference documentation for application developers and professional services experts integrating its powerful web-based risk-management tools.

You?ll work with local SMEs and use the products extensively, gaining a hands-on understanding of how parameters in the XML configuration files affect the UI, data model, and rules engine so they can work optimally with third-party applications and databases.

Women Entrepreneurs: Helping Other Women Succeed | Small ...

Are women more or less likely to help others of their gender get ahead at work? A Catalyst study done earlier this year asked both men and women about the kinds of mentoring and assistance they?d received. Overall, more than half (59 percent) had received either informal or formal mentoring.

What?s interesting is that women who had been mentored were more likely than men to be ?paying it forward? to the next generation of emerging leaders at work. Sixty-five percent of women, vs. 56 percent of men, were doing so. And 73 percent of those women were mentoring other women.

The Catalyst report focused on executives in big corporations (the men and women were all MBA grads who had been identified as having ?high potential? before earning their degrees). But I believe the value of helping other women applies, whether you?re an employee or an entrepreneur.

First, there?s financial value. Catalyst found both men and women who mentored others earned an average of $25,075 more between 2008 and 2010 than those who did not, even when the study controlled for other factors. For employees, helping others achieve clearly leads to greater career success and consummate rewards. But for business owners, mentoring others so they achieve more also leads to greater financial success for your business.

Of course, for entrepreneurial women, there?s also loyalty at stake.

Think about it: An employee who gets support, encouragement and guidance from you about how to improve in his or her job is more likely to be loyal to your business, rather than ready to bolt at the first opportunity.

Finally, and maybe most important, for women business owners mentoring isn?t just about mentoring your employees. For us, mentoring the next generation of leadership also means looking outside our own businesses and encouraging young women and girls to learn more about entrepreneurship.

I was fortunate to have entrepreneurial role models in my family?my dad, who owned a small business, was a huge influence in my life. But ?entrepreneurship? was a word you barely heard when I was a kid. And even now, when young people are acutely aware of entrepreneurial role models like Steve Jobs or Mark Zuckerberg, most of the focus is on tech startups, where women are still underrepresented.

There are many ways you can be a mentor and role model to younger women. Involve your daughters or nieces in your business. Find a younger entrepreneur you connect with through social networks like Twitter and Facebook. Or get involved with an official organization like Junior Achievement or the Collegiate Entrepreneurs? Organization.

The coolest thing about mentoring younger people is while in the past, the relationship might have been more one-way, today?s young women have a lot to teach older entrepreneurs about technology, social media and more.

If you get involved with mentoring, you?ll gain as much as you give.

Excess data costs $0.02 per megabyte and you can purchase a 2GB or 4GB plan for $18 or $28 a month (respectively). Whether you're using the free plan or the paid plan, it's cheap all around. That all sounds great, but how well does it work? Developer Lee Fyock tried it out and concluded it worked well in some cases but not in others:

The FreedomPop performs as advertised. It provides a fast internet connection, in areas of coverage. Sadly, the coverage is definitely lacking, at least in my stomping grounds. Also, the amount of data I used came as a surprise. Also, I was unable to use the hotspot for the one task I was most interested in: VoIP calls. Don't forget though, that the FreedomPop service is free. "Free" goes a long way.

For more information, read Lee's full review. He achieved pretty good speeds despite inconsistent coverage. While FreedomPop may not be a great way to replace your existing internet access, it looks like a great supplement for emergencies and travel purposes.

How To Give Constructive Criticism - Business Insider

Instantaneous technology has changed the way we communicate in the workplace.

Instead of yearly reviews, employees now want feedback and they want it often ? especially the younger workers.

"Communication is a big piece to what Gen Y-ers are looking for when it comes to relationships with their managers,"?Dan Schawbel, career expert and founder of?Millennial Branding, a Gen Y research and management consulting firm, told us.

Workers need to be able to discuss things with their bosses ? even if it's negative,?said?Nate Bagley, the director of communications at?The Bold Academy, but the problem is, not?everyone knows how to give ? or accept ? feedback if it's negative.

And this is a huge waste of time because ineffective communication solves nothing.?

Bagley said that most of the time, senior leaders ask for feedback, but only if it's something that already resonates with them. However,?in order to be an effective leader, Bagley said you need to have a "boss' mentality," meaning you need to learn how to give and accept constructive criticism.

"You need to learn how to separate your emotional feelings from your professional responsibilities."

Bagley shared with us his method for giving?constructive criticism:

1. Tell them how they're doing well.

2. Tell them what they need to improve.

3. End the conversation by telling them how they're doing well again.?

And to accept criticism, ask for examples.

Bagley said that if?an employee?has complained that you're micromanaging them, respond by asking them to take a day or two to come up with specific examples of you micromanaging and ask what actions they want you to take instead of the action that did occur.?

"Often we look at 'manager' as being a title, but it's also a whole new skillset," Bagley said. "You need to learn how to manage people with different personalities."

"When you understand how people work and how they want you to communicate with them, then you can be a better manager.?If you're having issues with your employees,?ask them what they don't like about their jobs and don't be offended when it's not what you want to hear."

Bankers growing more worried about student loans

Here?s the good news: Bankers seem pretty confident that most Americans will continue to pay off most of their consumer debt on time.

Here?s the bad news: They?re not nearly as optimistic about Americans? ability to deal with ballooning student loan debt.

A new quarterly survey of U.S. banks? risk managers finds that more than six in 10 expect student loan debt delinquencies to increase in the next six months. Only about 13 percent expect delinquencies to decrease.

The survey of 215 risk managers, released Tuesday by the credit risk analysis firm FICO, shows that student loan delinquencies have been worrying bankers for most of the year. Nearly 64 percent of the bankers surveyed in the previous quarter had predicted an increase in student loan delinquencies, and about half were expecting such a rise when the survey was conducted in the first three months of the year.

The survey found that bankers were much more optimistic about Americans? ability to pay off other types of debt.

About two-thirds of the bankers surveyed said they expected delinquency rates on credit card debt to stay the same or go down in the next six months. About three-fourths were expecting delinquency rates for car loans and residential mortgages to stay flat or go down.

Despite worries about rising student loan debt, it appears Americans are continuing to borrow heavily to fund their education. On Friday, the Federal Reserve reported that consumer credit for things like car and student loans rose by nearly $14 billion in August from July. In total, U.S. consumer credit rose by more than $18 billion in August.

Financial experts have traditionally said that it?s OK to borrow some money to pay for college because the investment should pay off with higher earnings and more stable employment. In recent years, many adults also have flocked back to school in the hopes that more education would give them an edge up in a tight job market that increasingly prizes specialized skills.

But the high cost of college and easy access to student loans have left some Americans deeply burdened by debt.

According to the College Board, for students who received a bachelor's degree in the 2007-08 academic year, the median debt load was about $7,960 for public institutions, $17,040 for private, not-for-profit institutions and $31,190 for-profit institutions. The figures include students who graduated with no debt.

New Horizons is the only program of its kind in central Ohio. Anyone age 50 or up who wants to get back into the band or orchestra, or?start an instrument for the very first?time,?can join.


It happens all the time; you play a musical instrument in elementary school, maybe junior high. Then you shove it in your closet and forget about it. A program in Westerville is letting people pick back up right where they left off -- decades later.

It's the only program of its kind in Central Ohio. The model works like this: anyone age 50 or up who wants to get back into the band or orchestra -- or play for the first time ever --?can join.

They want you to drop the apprehension at the door and play like you know what you're doing, even if you feel like you don't.?

Wes Miller is the owner of the Columbus Music Academy and helped start the program a few years ago. It's grown from three members to 16. Former music teacher Dee Smith was one of the first to join.

?I was a piano player,? Smith said. ?I majored in piano at college and I just realized as I got ready to retire, I?ve never been in a band."

So at age 63, she picked up the clarinet for the first time ever, seeing this as the right time and place to try.

?I just always have felt safe and so even though I hadn't played a clarinet before it was just fun and easy and I knew if I had mistakes it was OK," she said.

Mary Lee Bendig, on the other hand, decided she wanted to re-visit an old friend. She picked up her bow for the first time in decades.

?When I got to high school, I decided I was too mature for the violin. I was going to be a majorette," Bendig said.

Now, her re-discovered love for music serves as an escape.

"I work full-time and still try to get everything done. Family, elderly mother, grandkids, kids. So it's a time that I can just stop the merry-go-round, get off and have some fun," she said.

4 Tips to Ensure a Smooth Mortgage Loan Process | Life'd

With mortgage interest rates hovering between 3.5% and 4%, there has never been a better time to move up or jump into homeownership. The interest rate on your home loan dictates your monthly mortgage obligation, and when rates drop, you can lock in a low, affordable payment. But while low rates entice many to take out a loan, getting a mortgage approval is easier said than done.

The aftermath of the great mortgage crisis of 2007-2008 led to tighter lending guidelines, in which lenders went from one extreme to another. Anyone with a pulse could qualify for a mortgage before the crisis, whereas now you have to practically jump through hurdles.

Although tighter lending slows the path to homeownership ? with mortgage lenders rejecting between 26% and 50% of mortgage applications ? you shouldn?t let these figures scare you. The mortgage industry isn?t completely dead and many properties are sold each day.

To ensure a smooth, uncomplicated process, you have to know and give lenders what they want.

1. Get Your Credit Straight

Don?t even think about applying for a home mortgage loan with a credit score under 620. This is the absolute minimum to qualify for a home loan, wherein an FHA mortgage is your best bet. Conventional mortgage lenders require a credit score of 680 or higher, with a score of 720+ commanding the most favorable interest rates. Fortunately, there?s plenty you can do to give your credit a boost.

  • Order your credit report from AnnualCreditReport.com and check for errors. Contact creditors to have errors removed from your report, or file a dispute with each of the three credit bureaus.
  • Always pay your creditors on time. Late or missed payments can be the kiss of death when applying for a home loan, and many lenders only allow one 30-day late payment in a 12-month period.
  • Pay off your credit cards and loans. This is by far the fastest and simplest ways to add points to your credit score. Even if you can?t pay the balance in full, start doubling or tripling your payments to widen the gap between what you owe and your credit limit.

2. Get Your Documentation in Order

Lenders want to see proof (and more proof) of your financial history. This includes tax returns for the past two years, bank account statements and your recent paychecks. Yes, it?s a hassle to gather and make copies of these documents, but it?s necessary in order for lenders to assess your financial stability. Mortgage lenders will go to great lengths to avoid past mistakes, even if it means scrutinizing income records and denying otherwise qualified applicants for lack of financial documentation or gaps in their employment history.

3. Reduce Your Debt-to-Income Ratio

Paying down credit cards and loans not only give your personal score a boost, it also lowers your debt-to-income ratio and improves your odds of getting a home loan. Mortgage lenders factor in how much you currently owe. They?ll take the minimum payments for all your balances and weigh this against your gross monthly income.

As a rule, debt payments (including your home loan) cannot exceed 36% of your gross monthly income. This isn?t a hard and fast rule, and some lenders allow debt percentages as high as 41%. However, if you want to guarantee a home loan approval, pay down your existing debts and don?t take on new debts until after you?ve closed on your mortgage loan.

4. Save Your Cash

If you?ve never purchased a home, or if it?s been four or five years since your last purchase, you might not be up to speed with the latest cash requirements. Just a few short years ago anyone could walk into a mortgage lender?s office, sign their name and purchase a house with very little out-of-pocket. Maybe they paid cash for a home appraisal or a home inspection. But as far as down payments and closing costs, these were practically extinct. Lenders offered 100% financing, and when a seller didn?t pay a buyer?s closing costs, lenders simply rolled these fees into the loan.

Fast forward to present day and it?s a completely different story. Mortgage lenders no longer front the entire cost of a home purchase, but now require a minimum down payment between 3.5% and 5%. Yet, the costs don?t stop here. You also need money for your closing costs, which can fall between 3% and 5% of the purchase price. All in all, mortgage-related fees can run upwards of 10% of the purchase price.

>>> a pennsylvania judge has told jerry sandusky that he will spend of the rest of his life in jail . he was sentence this had northern to a minimum of 30 years, maximum of 60 on 45 counts of child molestation. when handing down that sentence, the judge said, quote, the tragedy of this crime is that it is a story of betrayal. the crime is not only what you did to their bodies but what you did to their psyches and souls. joining me now is mark brennan who covers penn state . on his website fightonstate.com, he was in the courtroom today. mark, it's good to see you. obviously this story is never easy to discuss, but does this in some ways -- i hate the notion of closure, because it's not like you wake up and something suddenly goes away. does this help at all now that jerry sandusky will likely spend of rest of his life in jail ?

>> yeah. you talk about a 30 to 60-year sentence. it might as well be 300 years. if penn state fans have one concern, they think only 30 years? most people realize it's for the rest of his life. the real odd thing today, every time this guy opens his mouth, whether it was costas last november or the radio thing yesterday or whether it was today, he just looks more and more guilty. we could see why he wasn't on the stand at his trial.

>> you know, we heard people talk about perhaps a smirk on his face inside the courtroom before the sentencing he had this statement saying that the only person that he'd had, you know, sexual relations with was his wife during their marriage and she's still by his side. what is the large opinion at this point now that he's been convicted, no that he's been sentenced, when you talk to the kids and the benefactors, the people who still donate to the university? what is the larger feeling there?

>> you mentioned that sense of closure, and we know that we still have the tim occcurl dey and schwartz trials and mcqueary is suing the university. none of this is done. where this adds closure is with jerry sandusky who was the monster to everybody in this whole thing. i mean, as many mistakes as other people made along the way to whatever extent, i think everybody is happy to see justice was done and this guy is in jail for the rest of his life.

>> victim four who was abused in the late '90s gave the statement, i do not forgive you. i do not know that i'll ever forgive. my only regret is that i did not come forward sooner. that was one of the victims there. real quick, the assistant coach who saw the boy being sexually abused in that shower, he is trying to get some kind of protection under the whistleblower law. what's the latest there?

>> yeah. he's suing penn state for $4 million because he thinks he was wrongfully terminated and didn't get the benefits he deserved and that he was treated improperly by the university. he reported up the chain, and we're talking about mike mcqueary , the former assistant coach, he reported to his svr, who was joe paterno who reported to their svrs. the argument from a lot of people, it's a very polarizing debate is at what point do you stop worrying about reporting to your supervisor and go straight to the police?
